NFPA 25 quarterly vs annual sampling: what actually gets tested at each interval

NFPA 25 specifies fire-sprinkler inspection, testing, and maintenance at different intervals: weekly, monthly, quarterly, semi-annual, annual, and multi-year. Here is exactly what gets tested at each frequency, with the specific sections of NFPA 25 that apply.

Quick answer. NFPA 25 organises fire-sprinkler inspection, testing, and maintenance (ITM) around six frequency tiers. Weekly and monthly checks are visual, done by the building's fire safety personnel. Quarterly and semi-annual checks add specific gauge readings and control-valve exercises. Annual testing includes a main drain test and internal inspection of alarm valves. Five-year testing brings gauge accuracy verification, internal pipe inspection, and a full trip test on dry systems. This post walks through what actually gets tested at each interval with the specific NFPA 25 sections that apply as of the 2023 edition.

Every US commercial building with an automatic fire-sprinkler system falls under NFPA 25 (Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems). Most facility managers know they need annual and 5-year inspections. Fewer know exactly what happens at each interval. This post covers the specifics.

Frequency tiers

NFPA 25 uses six standard frequency tiers:

  • Weekly
  • Monthly
  • Quarterly
  • Semi-annual
  • Annual
  • Five-year (or longer)

Not every system needs every tier. A wet-pipe sprinkler system in a heated commercial building skips most weekly checks (those apply to dry systems in unheated spaces). A dry-pipe or preaction system has more frequent checks because of the additional failure modes.

Weekly checks

Weekly applies primarily to control valves that could be inadvertently closed and to gauges on systems where pressure loss would indicate a critical problem.

  • Control valves visually inspected as sealed, locked, or electrically supervised (NFPA 25 §13.3).
  • Dry-pipe system air pressure, priming water level, main drain valve position (§13.4).
  • Preaction and deluge valves inspected for physical condition (§13.4).
  • Fire pump: churn test on electric-drive pumps in some cases (§8.3.1); weekly for diesel where applicable.

Wet-pipe systems in occupied heated buildings typically do not have weekly requirements.

Monthly checks

  • Gauges on wet-pipe systems (§13.2.5).
  • Alarm devices and any water-flow alarm switches (visual only).
  • Anti-freeze system solutions where installed.
  • Fire pump: monthly diesel pump churn test where the pump is diesel-driven.

Quarterly checks

  • Alarm devices tested by opening the inspector's test connection (§13.2.6).
  • Water flow alarms tested at inspector's test connection.
  • Hydraulic nameplate legibility and condition (§13.2.2).
  • Fire department connection: hose threads compatible with fire department, caps in place, gaskets and couplings undamaged, plug or cap present (§13.7).

Semi-annual checks

  • Main drain test at each system riser: measure static pressure, open main drain, measure residual pressure, close, measure static pressure recovery time (§13.2.5). Sudden drop in residual pressure between successive tests indicates a partially closed valve or obstruction.
  • Fire pump: semi-annual pump test flowing at rated capacity (§8.3.3).
  • Alarm valves: exterior inspection (§13.4.1).

Annual testing

The annual test is the most substantial routine ITM event for a wet-pipe sprinkler system.

  • Trip test on any dry, preaction, or deluge valve (partial trip; full trip is 3-year for dry).
  • Test of low-air-pressure alarms on dry systems.
  • Antifreeze concentration test in each antifreeze loop.
  • Every gauge visually inspected for physical damage (§13.2.5). Gauge accuracy verification is 5-year, not annual, unless there is reason to suspect a specific gauge.
  • Main drain test at each riser (semi-annual and annual overlap here; the more frequent obligation applies).
  • Fire pump: annual pump test (full flow at 150 percent of rated capacity for a longer duration).
  • Backflow preventer: annual forward-flow test at system demand rate.

Five-year testing

Five-year checks catch things that develop slowly and would not be visible at annual.

  • Internal inspection of wet-pipe check valves and alarm valves (§13.4.4).
  • Internal inspection of the pipe (sampling method as detailed in §14.2). Look for microbiologically influenced corrosion (MIC), obstructions, and pipe wall condition.
  • Gauge accuracy verified by comparison to a calibrated gauge or replacement (§13.2.5).
  • Full trip test on every dry-pipe valve (§13.4.3).

Multi-year longer intervals

  • 10-year: internal inspection of standpipe piping (NFPA 25 §14.2 applied to standpipes).
  • 25-year: hose replacement in Class II and Class III standpipes.

Where inspection reports typically fail

Common gaps that come up when insurers or fire marshals audit ITM records:

  • Missing main drain test records for one or more risers. The main drain test is done but not documented per riser.
  • Quarterly inspection records that do not distinguish between visual and functional. Alarm devices are opened at the inspector's test connection quarterly; a visual-only check does not satisfy §13.2.6.
  • Fire pump annual test done but not documenting flow, pressure, and durations. NFPA 25 §8.3.7 specifies the record content; a note saying "annual pump test performed" does not meet the record requirement.
  • Antifreeze concentration recorded once at installation and never re-tested. Antifreeze degrades and must be tested annually.
  • Backflow preventer test done by plumbing contractor with generic report; NFPA 25 requires the test at system demand rate and the report should reflect that.

What a compliance tool should support

  • Frequency-aware scheduling. Each system has its ITM tier; the tool schedules the right checks at the right cadence.
  • Riser-level main drain records. Each riser gets its own static, residual, and recovery time; the record links to the specific riser.
  • Antifreeze loop tracking. Each loop is a separate test record with concentration reading.
  • Fire pump test template. Records flow at each capacity point, pressure, run duration.
  • 5-year and 25-year alerts. Long-interval reminders that fire in advance of the due date.
  • Auditor read-only login. Insurer or fire marshal sees the complete ITM history without an emailed spreadsheet.
